ALTOS DE CERRO AZUL______________

Altos de Cerro Azul is a gated community with privately-owned houses 55 minutes from Panama City and 40 minutes from Tocumen International Airport. All roads are properly paved and access with a regular sedan is not a problem.

Altos de Cerro Azul has an altitude of approximately 2,700-3,000 feet (1,000 meters) and it’s closest natural landmark is Cerro Jefe, which is the highest point. The Chagres River, which is the Canal’s main water source, originates in this area.

It is one of the few places in the world where property can be purchased within an environmentally-protected area. Altos de Cerro Azul is part of the Panama Canal watershed.

Birdwatchers from all over the world come to visit.

We are selling lot 3 in El Fortin, Altos de Cerro Azul 2,445 square meters with a two-floor house. The location is on Vistamares Road, at the 6-km road marker point from the entrance gate. The property is located at the following geographical coordinates, which may be viewed in Google:

Monthly community maintenance costs are $75. Potable water is metered and very reasonably priced at $10 a month.

The house was built in 1993 and the three or four neighbors in our immediate surroundings are all well-known to us and of good repute. We specifically chose the location because it offers, unlike other areas, a reasonably flat street to exercise and take a stroll.

The development has a club with free membership for property owners. The facility has a restaurant, a library, tennis courts, a lake, and a swimming pool (see photo). Both the club as well as the main office have free Wi-Fi Internet. The entire development has commercial hard-line telephone facilities plus several commercial wireless Internet providers. Cable and Wireless are currently upgrading (free-of-charge) to fiber optic cabling.

The development has hiking facilities, which include paths through the woodland. There are several swimming facilities at the river that winds throughout the area, some with barbecues. There is also a huge waterfall.
Temperatures average 25 Celsius (77 Fahrenheit) and can drop to as low as 17-18 Celsius at night or late afternoon (64 F).

Panama has two main seasons: 9 months of rain and 3 months of dry weather. Cerro Azul is classified as sub-tropical humid. It very often rains throughout the year, thus ensuring plants and trees always remain fresh and green. Rain showers seldom last more than a few minutes.
